BrickPads is a decision-support product for real estate investors. It combines property search, deterministic strategy analysis, saved content, and clear assumptions in one focused workflow.

Yes. BrickPads is publicly available. Visitors can search active listings and view property facts. Account holders can also analyze supported U.S. addresses that are off market using available public records and a hypothetical acquisition price, manage a Buy Box, save properties and searches, and use plan-eligible monitoring features.

The current strategy set covers BRRRR, Fix and Flip, Long-Term Rental, Appreciation, plus a best-fit comparison across those supported strategies. Short-term and mid-term rental are not exposed as complete strategies until their strategy-specific underwriting is reliable.

No. BrickPads provides informational tools and estimates. It does not provide individualized investment, legal, tax, accounting, appraisal, inspection, lending, brokerage, or other professional advice.

BrickPads uses configured third-party providers including RentCast for live property listings and available property, rent, valuation, tax, and comparable evidence. Each result identifies its source and freshness where available.

BrickPads shows a clear unavailable or incomplete state rather than silently presenting example data as a live provider result. Previously retrieved evidence may be reused through controlled caches according to its freshness policy.

No. Values, rents, rehabilitation estimates, scores, grades, and other assumptions may be incomplete, estimated, delayed, or inaccurate and require independent verification.

When current provider data meets BrickPads’ quality threshold, Markets can publish fresh weekly rankings and comparable market changes. When the available live sample is not reliable enough, BrickPads instead shows Structural Market Fit using maintained planning assumptions and clearly labels the results as non-live. BrickPads suppresses misleading rankings or week-over-week changes when the underlying data does not meet its quality standards.

Lender DSCR compares supported gross market rent with modeled PITIA under the configured lender profile. Operating DSCR compares annual NOI with annual principal-and-interest debt service. They answer different questions and neither guarantees a lender's approval.

Yes. BrickPads calculates LTV capacity, DSCR capacity, and any configured program maximum, then uses the lowest amount and names the binding constraint.

The strategy score describes the modeled economics under the entered requirements. Confidence describes the strength and completeness of the property, rent, ARV, rehab, financing, and market evidence. Strong economics with weak evidence normally produces Verify rather than Pursue.

No. Appreciation Hold uses cached historical fundamentals when available or clearly labeled maintained planning assumptions when they are not. Low, base, and high cases are scenarios, not forecasts or guaranteed appreciation.

Yes. Searching neighborhoods, viewing listings, and opening property details are public. Running Analyze This Property requires a signed-in account. Starter includes 3 analyses per calendar month, Investor includes 50, and Pro includes unlimited analyses.

Yes. Authenticated users can add properties to Saved Deals and revisit them from protected account pages.

Yes. Authenticated users can save validated search criteria and reopen those criteria in the working property search.

Alert preferences let eligible Investor and Pro users enable daily Saved Search matching and one daily email digest. The first successful check establishes a baseline; later genuinely new matches can appear in the digest.

Yes, for eligible paid plans when both the account preference and the individual Saved Search alert are enabled. Monitored markets are checked daily, subject to provider and service availability.

Saved Search email alerts are available when enabled. Push, SMS, and guaranteed delivery timing are not currently available.

BrickPads offers free Starter access and paid Investor and Pro subscriptions through Stripe. Prices, renewal intervals, trial terms, and any available Founding offer are shown on Pricing before checkout.

The production Pricing page states the currently offered plans, prices, features, renewal intervals, and offer terms. BrickPads may revise future offers, but a checkout uses the terms shown before purchase.

The first 250 successfully activated paid accounts can receive the displayed founding-member annual price for Investor or Pro. Checkout reservations prevent overselling, and the founding rate remains active while that eligible founding subscription remains active. Abandoned checkout and failed payments do not consume a membership.

BrickPads does not currently offer portfolio accounting, lender connections, native mobile apps, push notifications, or SMS alerts. Weekly market rankings, property analysis, print-ready investment reports, Saved Search matching, and email digests are available within their stated boundaries.
