Live property-listing and property evidence may come from RentCast when that provider is configured. Public production search identifies the source of returned listings.
If a configured provider request fails, live results may be unavailable rather than silently substituted. Retrieval time is kept separate from a listing's publication, observation, removal, or price-change date.
Rent evidence is screened for property type, beds, baths, living area, distance, and age. Multifamily income requires a complete entered or verified rent roll; a single-unit estimate is not silently treated as whole-building income.
Defined calculations are used for BRRRR, Fix and Flip, Long-Term Rental, and Appreciation. The score and confidence are separate, and missing evidence generally changes strong guidance to Verify.
Rental math starts with income after vacancy, then subtracts recurring operating costs to reach NOI. Reserves and debt service are shown separately. Lender DSCR and operating DSCR are both displayed because lenders may use different rules.
BRRRR refinance uses the lowest supported capacity from LTV, DSCR, and any configured program limit. Flip profit includes acquisition, financing, renovation, contingency, holding, and selling costs. The 70% rule is only a reference.
Nearby closed sales are ranked by distance and property similarity. Each visible comparable keeps its source date, recorded price, distance, similarity, and any living-area adjustment.
ARV is a supported range—not the asking price. When sold evidence is weak, BrickPads reduces confidence in flip, refinance, equity, and offer outputs.
Property-level market profiles and neighborhood grades are internal screening assumptions. They are not a nationwide market-ranking dataset and must be checked against block-level facts and local conditions.
Market rankings compare a disclosed monitored set by strategy. Current metrics and maintained planning assumptions stay visibly separate; rankings are screening tools, not appraisals or forecasts.
Freshness varies by source and provider availability. BrickPads does not currently promise a universal refresh schedule. Every time-sensitive fact should be confirmed before making a decision.
Eligible Investor and Pro users can enable daily checks and a daily email digest for newly detected Saved Search matches. Evaluation and delivery timing are not guaranteed; push and SMS alerts are not currently available.
Tax & Exit is a deterministic planning estimate, not tax advice or tax-return preparation. It separates economic profit from estimated taxable income or gain.
Flip scenarios default to property held for resale. Rental and investment scenarios model adjusted basis, residential depreciation, sale gain, recapture, potential Net Investment Income Tax, and a qualifying-property 1031 comparison.
Federal calculations use versioned 2026 rules. State estimates are currently modeled for Utah, Ohio, Florida, and Texas; unsupported states are labeled instead of receiving an invented rate. Long-horizon comparisons hold current rates constant even though future law will differ.
The cost-segregation view is a planning opportunity, not a professional study. A qualified study and tax professional are required for filing treatment.

Renovation figures are planning allowances—not inspection findings or contractor bids. AI may explain a stored result, but it does not replace the deterministic math or choose a different verdict.
