Methodology, coverage, and limitations

BrickPads monitors 32 U.S. markets and ranks only BRRRR, Fix and Flip, Long-Term Rental, and Appreciation. Current metrics use active RentCast sale and long-term rental listings for a consistent single-family and townhouse cohort. Price, rent, square-footage, and market-time metrics use independent sanity bounds, metric-specific minimum samples, and IQR controls. Rent-to-price is median monthly asking rent divided by median asking purchase price for the same cohort. Trends require equivalent cohorts, at least 20 sale records in both periods, acceptable record validity, and no greater than a 2:1 sample imbalance. If a refresh fails, the latest valid metric group is retained and dated; unsupported metrics are hidden. Structural assumptions remain explicitly non-live. Scores are comparative screening tools, not appraisals or forecasts.

Provider ingestion runs in the backend and users read BrickPads snapshots. A temporary provider failure retains the latest valid dated metric; it never erases a working market card or turns a structural assumption into a current observation.
