Methodology and Data Quality

How BrickPads builds and protects national market rankings.

BrickPads monitors 132 U.S. markets and ranks only BRRRR, Fix and Flip, Long-Term Rental, and Appreciation. Current metrics use active RentCast sale and long-term rental listings across single-family, condo, townhouse, and multifamily residential cohorts. Property-type views recalculate metrics and rankings from persisted segments. Price, rent, square-footage, and market-time metrics use independent sanity bounds, metric-specific minimum samples, and IQR controls. Rent-to-price is median monthly asking rent divided by median asking purchase price for the same cohort. Monthly trends require equivalent cohorts, at least 20 records in both periods for each reported sale or rental trend, acceptable record validity, and no greater than a 2:1 sample imbalance. If a refresh fails, the latest valid metric group is retained and dated; unsupported metrics are hidden. Expansion markets cannot rank before both samples qualify. Scores use only qualified observed rent-to-price, asking price, days on market and listing depth. Weights (rent / affordability / faster turnover / slower turnover / depth): rental 55/20/15/0/10; BRRRR 45/25/0/20/10; flip 0/25/40/15/20; appreciation 10/15/45/0/30. Appreciation screens liquidity and entry cost; it does not forecast price growth. Maintained planning profiles do not enter scores.
